How much does a smart home cost in Cyprus?
Smart home prices in Cyprus: overview
There is no fixed price per square metre. Two villas of the same size can differ in price by a factor of two, depending on whether it is a new build or a finished home, how many lighting circuits, blinds and climate zones there are, and which systems need to be integrated. As a guide, our smart home projects start from €10,000 on Home Assistant, from €15,000 on Loxone and from €30,000 on KNX. The exact figure comes after a free site visit.
Home Assistant — from €10,000
Home Assistant is the flexible option for finished properties: ZigBee wireless switches, thermostats and motorised blinds, with no new cable runs. It runs locally with no mandatory subscription. The cost depends on the number of rooms, devices and integrations.
Loxone — from €15,000
Loxone is our primary platform for villas and apartments in Limassol: one Miniserver controls lighting, climate, blinds and energy, with the best native app in its class. It suits new builds and, with cable trunking, many finished properties. The final cost depends on the number of lighting circuits, blinds and climate zones and on integrations such as VRF air conditioning, EV charging or energy monitoring.
KNX — from €30,000
KNX is the international standard (ISO/IEC 14543) for large villas and new builds where long-term manufacturer independence matters. It needs dedicated bus cabling before the walls are closed and every device is programmed individually in ETS, so labour is the main cost driver.
Gates, intercoms and security systems
Gate automation with Nice or Somfy motors starts from €1,300 and is often installed together with the smart home on a single cable run. Video intercoms and smart locks are quoted per project. CCTV, intruder alarms and access-control systems are quoted and installed by our licensed security partner; we lay the network for them and integrate them with the smart home.
Villa Wi-Fi: what to budget
A UniFi Wi-Fi system starts from €1,000. The number of access points depends on the floor plan, the wall construction and outdoor areas such as the pool and terraces — we plan coverage before ordering equipment.
What affects the price most
Build stage is the single biggest cost factor. Installing during construction (before walls are closed) allows clean cable routing and significantly reduces labour cost versus retrofit into a finished property. Platform choice is second — KNX components cost more than Loxone equivalents. Property size and number of rooms determines the quantity of devices. Integration complexity (HVAC, pool, solar, AV) adds to programming time.
Is smart home worth it in Cyprus?
For a permanent residence, the convenience and energy savings make it straightforward. For a rental property or villa let out on platforms like Airbnb, smart home adds perceived value and can justify higher nightly rates. For resale, properties with documented smart home installations in Limassol sell faster and at a premium in the current market. We have not had a client tell us the investment was not worth it.

Can a smart home be added to a finished villa in Cyprus?
Yes. Home Assistant with ZigBee wireless devices works in finished properties without cable runs. For Loxone or KNX, limited retrofit is possible by routing cables in trunking — we assess this during the site visit.
Is there a monthly fee for smart home in Cyprus?
No mandatory subscription for KNX or Loxone — both run on local hardware. KNX requires a one-time server purchase; Loxone Miniserver is included in the project cost. Home Assistant requires a paid remote access subscription (Nabu Casa, ~$7/month) or self-hosted alternative. No ongoing cloud fees for basic local operation.
How long does installation take?
A Home Assistant retrofit: 2–5 days. A Loxone villa installation: 2–4 weeks. A full KNX new build: 4–8 weeks including cabling, panel and programming. Timelines depend on property size and scope.
