Automatic gates are the first thing visitors see when they arrive at your villa. We install sliding and swing gate motors from FAAC, CAME, BFT, Nice and DITEC — integrated with your video intercom, smart home and license plate recognition system.
Why automate your villa gate
Manual gates on a Cyprus villa are impractical — you get out of the car in the heat, open a heavy metal or wooden gate, drive through, get out again to close it. Automatic gates eliminate this completely. A single press from your car remote, a tap on the intercom app, or an automatic trigger from the LPR camera opens the gate. For properties with staff or regular deliveries, automation means the gate works on its schedule without you being present.
Sliding gates — the most common choice
Sliding gates are the standard for most Cyprus villas. A single-leaf gate runs along a rail at ground level, driven by a motor hidden in a foundation box at the side of the driveway. They work well where space behind the gate is limited and are available for gates up to 12 metres and 2,000 kg. The main brands we install in Limassol are FAAC (Italian, industrial-grade reliability), CAME (wide range, good value), BFT (robust, strong dealer network), Nice (modern electronics, quiet operation) and DITEC (budget-friendly, good for standard residential). Motor choice depends on gate weight, leaf length and daily cycle count — we specify after measuring the gate on site.
Swing gates — for villas with space
Swing gates suit villas with a wide driveway and space behind for the gate leaves to open inward. They are simpler mechanically than sliding gates — an articulated arm or underground motor drives each leaf. Underground motors are the cleaner option (invisible when closed) but require more groundwork during installation. Articulated arms are visible but easier to retrofit onto an existing swing gate. Swing gates work up to about 6 metres per leaf with FAAC, BFT or Nice motors.
Barrier and folding gates — commercial and compact
Barriers (boom gates) are common for multi-unit developments, hotel entrances and underground car parks. Folding speed gates are used where space is tight — car parks, narrow entrances, industrial sites. These are less common for private villas but we install them for commercial properties and multi-estate entrances in Cyprus.
Smart home integration — KNX, Loxone, Home Assistant
An automated gate should not operate in isolation. When integrated with your smart home system, the gate becomes part of the arrival and departure scenes. Arrive home: the gate opens, pathway lights turn on, alarm disarms, HVAC switches to comfort mode — one action triggers the entire sequence. Depart: gate closes, alarm arms, lights off, heating to eco mode. This integration works through KNX digital inputs, Loxone I/O extensions or Home Assistant GPIO — we match the integration method to the smart home platform already in the villa.
Safety systems — photocells, flashers and backup
Every automated gate installation in Cyprus must include safety equipment. Infra-red photocells (photocells) detect people or vehicles in the gate path and stop or reverse the motor. A flashing warning light signals when the gate is in motion. Magnetic loop detectors buried in the driveway surface detect metal and can trigger automatic opening for vehicles — or prevent the gate from closing on a car still in the path. Battery backup ensures the gate operates during power cuts — essential for Cyprus where summer storms can interrupt mains supply. All of this is standard on every gate installation we do.
How much does gate automation cost in Cyprus
A sliding gate motor for a standard residential gate (4–6 metres, up to 400 kg): €1,200–2,000 including motor, rail, photocells and installation. A swing gate system for a pair of leaves: €1,000–1,800. Underground motors are €300–500 more per leaf than articulated arms because of the groundwork required. Heavy-duty commercial gates, barriers and folding gates are quoted per project. Integration with smart home, video intercom or LPR is additional — typically €300–800 depending on the interface required. We provide a fixed quote after measuring the gate on site.
Common questions.
Can you automate an existing gate?
Yes. We add motors to existing sliding or swing gates. For sliding gates, we install a foundation box, rail and motor. For swing gates, we fit articulated arms or underground motors. No need to replace the gate itself unless it is too heavy or damaged.
What happens during a power cut?
All our installations include battery backup or a manual release key. Battery backup keeps the gate operating during a power cut. The manual release is a mechanical override that lets you open the gate by hand if the battery is depleted.
How long does installation take?
A standard sliding gate motor on an existing gate: one day. A new swing gate system with underground motors: 2–3 days including groundwork. Integration with smart home, intercom and LPR adds 1–2 days depending on the system.
Which motor brand do you recommend?
FAAC for the longest service life and best dealer support in Cyprus. CAME or Nice when budget is a stronger factor. BFT for heavy or commercial gates. We recommend based on gate weight, daily use and budget after a site survey.
Can the gate open automatically when I arrive?
Yes. Three methods: LPR camera reads your number plate and opens the gate automatically; a magnetic loop detector in the driveway triggers opening; or the gate opens when your phone connects to the villa Wi-Fi via geofence. We set up the method that suits your property.
Is gate automation safe for children and pets?
Yes. Photocells stop the gate if anything breaks the beam. Magnetic loop detectors prevent closing on a vehicle. All motors have obstacle detection that reverses the gate on contact. We install these safety systems as standard on every project.
